Gas safety certificates must be renewed annually. A lapse can result in a fine and — critically — invalidate your ability to serve a possession notice.

Did you serve the deposit prescribed information when you received the deposit?

Protecting the deposit is only step one. You must also serve the prescribed information — a separate document — within 30 days. Getting this wrong can result in a penalty of up to three times the deposit amount.

The Renters' Rights Act requires landlords to provide the government's official tenant information document at the start of a tenancy. Many landlords haven't heard of it.

Are you registered with the ICO as a data controller?

Any landlord who holds tenant personal data — names, addresses, references — is a data controller under UK GDPR and must register with the ICO. Most self-managing landlords aren't registered. The annual fee is £40–60.

When was the Electrical Installation Condition Report (EICR) last done?

EICRs must be carried out every 5 years in rented properties. Failure to comply can result in a fine of up to £30,000 and may prevent you from legally letting the property.
