new lettings are assured periodic tenancies. - Rent increases use a Section 13 / Form 4A notice with a minimum of two months' notice, once per 12 months. There is no legal cap on how much rent can increase, but tenants can challenge at the First-tier Tribunal. - Possession uses a Section 8 / Form 3A notice; the landlord must state a specific ground. Mandatory grounds (e.g. sale, serious arrears) require 4 weeks' to 4 months' notice; the court must grant possession if the ground is proved. Discretionary grounds (e.g. some arrears, breach of terms) let the court decide if possession is reasonable. - Rent-review clauses in tenancy agreements no longer have legal effect for increasing rent; only Section 13 can be used. - Tenancy deposits are capped at 5 weeks' rent (6 weeks where annual rent is £50,000+) and must be protected in a government-approved scheme within 30 days, with prescribed information served.
